The Real Estate Regulation and Development Act (RERA) is a legislation passed by the Indian government in 2016 with the aim of protecting the rights of homebuyers and promoting transparency in the real estate sector. The act applies to both residential and commercial real estate projects, and it requires developers to register their projects with the relevant state regulatory authority.

Under RERA, developers are required to disclose information about their projects, such as the details of the land, the layout plan, and the list of amenities, to the state regulatory authority. They are also required to disclose information about their own financial status, such as their net worth and their track record of completing similar projects.

The act also includes provisions for the protection of homebuyers’ rights, such as the requirement for developers to deposit 70% of the funds collected from buyers in a separate escrow account, which can only be used for the construction of the project. Developers are also required to provide a warranty of five years on structural defects and a defect liability period of one year after the completion of the project.

RERA also provides a platform for homebuyers to file complaints and grievances, and it gives the state regulatory authority the power to investigate and take action against developers who fail to comply with the act’s provisions.

The RERA Act is aimed to provide transparency and accountability to the real estate sector in India and to protect the interest of home buyers and investors.
